In addition to our core business of parking facility management, Colonial also offers expertise in parking facility development and has consulted in that capacity on a variety of projects for many clients. Our experience in parking management brings a different perspective than the designers and constructors whose jobs are complete as soon as the facility is built.
As parking managers, we recognize the unique needs to be considered in the design and construction phase for the long-term benefit of the facility.

Economic Feasibility and Demand Studies
The first critical step for the development of most parking facilities is evaluating the economic feasibility of the proposed project. Colonial has assisted many clients with reviewing the current and future parking demand related to a particular project. After determining these projections, an economic model of the parking facility is developed to determine its feasibility prior to the initiating the expenses of designing the facility.
Design and Construction
Colonial has also worked on several teams to deliver a complete design-build solution for clients’ parking needs. This includes developing the design of the parking facility with as much or little involvement from the property owner as they desire. Once designed, our team will build the facility and deliver the finished product to the client at the end of the construction period.

Special Events Parking
The success of a special event can often relate to the successful management of the parking serving the event. Keeping traffic flowing in and out of special events safely, while minimizing the impact to local streets, is critically important. Colonial Parking can make the difference for success. Our experienced special event management team can review the property on which the event will be held and design the parking layout, traffic flow and staffing requirement to make the event run smoothly.
We have performed these services for clients’ events with guests from several hundred to as many as 25,000.
